About the Opportunity

A well-established property management organization is seeking a Regional Property Manager to oversee the operations of a multi-property portfolio in the Portland metro area. This role is responsible for driving financial performance, regulatory compliance, operational excellence, and team development across assigned communities.

The ideal candidate is a hands-on leader who values service, accountability, and collaboration, and who consistently demonstrates a professional, respectful, and responsive approach with residents, staff, owners, and vendors.

Location: Tigard, OR (Portland Metro & surrounding areas)

Schedule: Monday-Friday, 8:00 a.m.-5:00 p.m.

Hours: Full-Time, Exempt

Compensation: $73,000-$85,000 annually

Travel: Up to 50%

Key Responsibilities

  • Oversee the full operational performance of an assigned portfolio of communities
  • Develop and manage annual operating and capital budgets; track and report monthly financial performance
  • Review and approve invoices, monitor outstanding payments, and partner with accounting to ensure timely collections
  • Collaborate with senior leadership to implement strategies that improve expense control, resident retention, revenue growth, and collections
  • Lead, coach, and supervise Community Managers and site teams (10-50 employees)
  • Recruit, hire, train, and develop staff; address performance issues in partnership with Human Resources
  • Ensure compliance with local, state, and federal regulations, including Tax Credit, HUD, and affordable housing requirements
  • Conduct regular property visits to assess property health, safety, and appearance
  • Oversee maintenance operations, vendor performance, preventative maintenance, and emergency response
  • Monitor certifications, waitlists, inspections, and reporting requirements
  • Review and approve staff timecards and ensure accurate recordkeeping
  • Travel regularly to property sites, meetings, and training sessions

Qualifications

  • High school diploma or GED required; Bachelor's degree preferred
  • 3+ years of community or property management experience overseeing 500+ units
  • 2+ years of multi-site management experience
  • 2+ years of direct staff supervision experience
  • 3+ years of Tax Credit, HUD, and/or affordable housing experience
  • Strong experience in budgeting and financial reporting
  • Valid driver's license and insurance required
  • CPM or ARM designation preferred
